With more than 40 people moving to Northwest Arkansas each day, the region's rental market plays an important role in accommodating continued population growth. And so far in 2026, the numbers are showing an interesting shift.

From January through July, new rental listings increased more than 16% in both Benton and Washington counties, while active rental inventory in July was nearly 38% higher than a year ago. Despite the additional supply, rental activity hasn't slowed. Leasing transactions are up nearly 11% year-to-date, and July alone saw almost 28% more rentals close than in July 2025.

But more inventory isn't affecting every part of Northwest Arkansas the same way. Benton County rents have remained essentially flat, while Washington County's median rent increased 5.5%.

So what does the growing supply mean for renters, landlords, and investors—and is rental demand strong enough to continue absorbing it?
