Benton County’s housing market looks very different from what it did just a few years ago.
In July 2022, there were 2,028 active single-family homes on the market. By July 2026, inventory had climbed to 3,329 homes, an increase of more than 64%.
But rising inventory doesn't mean buyers have stopped buying. In fact, home sales are actually up in 2026 compared with the same period last year.
So why does inventory continue to climb?
The answer becomes clearer when we compare new listings, closed sales, and active inventory over the past five years. The numbers show where Benton County's housing market is shifting and what that change means for both buyers and sellers.
