Home prices across Northwest Arkansas can vary dramatically depending on where you look. While affordability has become a growing concern across the region, buyers willing to expand their search beyond NWA’s largest cities may still find considerably more buying power.
We analyzed residential sales from January 1 through August 10, 2026, looking at communities with at least five closed sales to find where buyers are getting the most home for their money.
The results show a significant difference depending on location. Several Northwest Arkansas communities still have median sale prices below $300,000, while others offer larger homes, higher sales activity, or proximity to the region’s major employment centers without the price points seen in some of NWA’s larger markets.
So, which Northwest Arkansas communities are the most affordable in 2026—and how much does location really change what buyers can afford?

Affordable Housing, Top 10 Locations in Northwest Arkansas YTD 2026
Home prices across Northwest Arkansas can vary dramatically depending on where you look. For buyers willing to expand their search outside the region’s largest cities, there are still communities where median home prices remain around or even below $300,000.
We looked at residential sales from January 1 through August 10, 2026, and included communities with at least five closed sales.
Most Affordable NWA Communities
Lincoln | $250,450
Lincoln had the lowest median sale price of the communities reviewed. The median home was 3 bedrooms, 2 bathrooms, and 1,570 square feet, with 54 sales so far this year.
Elkins | $274,000
Elkins came in just under $275,000. The median home was 3 bedrooms, 2 bathrooms, and 1,480 square feet, with 69 homes sold.
Gentry | $274,900
Gentry offers a similar price point with considerably more sales activity. There have been 131 sales, and the median home was 3 bedrooms, 2 bathrooms, and 1,654 square feet.
West Fork | $285,873
West Fork remains one of the more affordable options near Fayetteville. The median home was 1,656 square feet, with 56 sales.
Winslow | $286,500
Winslow had only 18 sales, but its median price remained below $300,000. The median home was 1,943 square feet, one of the larger median home sizes on the list.
Siloam Springs | $289,235
Siloam Springs stands out for both affordability and sales activity. There have been 263 sales, while the median price remained below $290,000.
Prairie Grove | $303,735
Prairie Grove moves just above the $300,000 mark. There have been 206 sales, with the median home offering approximately 1,655 square feet.
Pea Ridge | $331,900
Pea Ridge had the highest number of sales on this list, with 354 homes sold. Its median sale price was $331,900.
Farmington | $364,000
Farmington recorded 297 sales with a median price of $364,000. The median home was approximately 1,828 square feet, making it one of the larger median home sizes on the list.
Lowell | $365,000
Lowell rounds out the top 10 at $365,000. Its central location between several of Northwest Arkansas’ major employment centers continues to make it a popular option, with 235 sales so far this year.
What Buyers Should Take Away
The data shows just how much location can change your buying power in Northwest Arkansas.
A buyer looking in Lincoln, Elkins, Gentry, West Fork, or Siloam Springs is seeing median prices roughly $75,000–$115,000 lower than in Farmington or Lowell.
And six of the 10 communities on this list still have median sale prices below $300,000.
For buyers struggling to find the right home within budget, expanding the search to surrounding NWA communities could open up considerably more options.
Sometimes affordability isn't about changing your budget; it's about changing where you look.
