The April numbers continue to reinforce what we saw in March, this is not a slowdown, it’s a shift. Northwest Arkansas is moving further into a market where inventory, pricing strategy, and execution are driving results. Supply is rising at a meaningful pace, and while demand is still present, it is no longer absorbing the inventory as quickly as it once did.
This is creating a more balanced, but highly selective environment. Homes that are positioned correctly are still selling and holding value, while those that miss the mark are sitting longer and some are expiring. Let's take a NWALook at the YOY changes.
📊 Sales Activity (YOY)
- Benton County: 574 → 595 (+3.7%)
- Washington County: 325 → 307 (-5.5%)
Demand remains stable in Benton County, while Washington County saw a slight pullback, likely tied to increased inventory and buyer selectivity.

💰 Median Sales Price
- Benton County: $399,250 → $392,500 (-1.7%)
- Washington County: $357,700 → $369,796 (+3.4%)
Pricing is beginning to diverge by county. Benton is showing slight softening, while Washington continues to push upward, highlighting the importance of hyper-local dynamics.

📐 Price Per Square Foot
- Benton County: $230 → $240 (+4.3%)
- Washington County: $218 → $231 (+6.0%)
Price per square foot continues to rise in both counties, reinforcing that well-positioned homes are still commanding strong value, even as overall pricing stabilizes.

🎯 Close Price to Original Price Ratio
- Benton County: 100.0% → 98.8%
- Washington County: 98.8% → 98.3%
The shift toward negotiation continues. Sellers are no longer consistently achieving full asking price, and buyers are gaining more influence during negotiations.

🆕 New Listings (Supply Pipeline)
- Benton County: 844 → 1,004 (+19.0%)
- Washington County: 463 → 544 (+17.5%)
New inventory is entering the market at a significantly higher rate, expanding options for buyers and increasing competition for sellers.

🏘️ Active Listings (Total Inventory)
- Benton County: 2,459 → 3,177 (+29.2%)
- Washington County: 1,371 → 1,693 (+23.5%)
Inventory growth remains one of the most important trends. Supply is rising faster than demand, contributing to a more normalized market dynamic.

Expired Listings
- Benton County: 525 → 685 (+30.5%)
- Washington County: 332 → 319 (-3.9%)
Expired listings are telling a deeper story:
- Benton County: A sharp increase signals more homes are missing the mark on pricing or presentation.
- Washington County: Slight improvement suggests better alignment with current market expectations.

This is a rebalancing market; not a declining one. Inventory is rising rapidly, giving buyers more choices and greater leverage, while sellers are being pushed to operate with a higher level of strategy than in recent years. At the same time, the gap between homes that sell and those that sit continues to widen. We are no longer in a market where simply listing guarantees results. Success now depends on accurate pricing from day one, strong presentation, and intentional marketing that reaches the right buyers, because in today’s market, strategy is what drives results.

Leadership Tip of the Week: Write to Lead Clearly
Journaling is one of the most underrated leadership tools because it helps you gain clarity before you communicate. When you consistently write through decisions, challenges, and reactions, you start to separate facts from assumptions and emotion from strategy. That clarity shows up in how you lead more direct conversations, make better decisions, and have fewer reactive moments. Leaders who don’t take time to process internally often create confusion externally.
