In July, the housing market across Northwest Arkansas continued the trend we've been watching throughout 2026: conditions are becoming more balanced. Buyers have more choices than they did a year ago, while sellers are discovering that pricing and presentation matter more than ever. Although overall sales were slightly lower than in July last year, home values have remained stable, reinforcing the long-term strength of the Northwest Arkansas market. Let's take a NWA Look at Northwest Arkansas' real estate sales in July.
Closed Sales
Closed sales were nearly unchanged year-over-year.

While Washington County saw a modest decline in transactions, Benton County actually posted a slight increase, showing that buyer demand remains healthy across NWA.
Home Prices Continue to Hold
Despite more inventory and increased buyer negotiating power, median home prices remained strong.

This is another sign that Northwest Arkansas has shifted toward a healthier market, not a declining one. Price appreciation has slowed from the rapid gains of recent years, but values continue to move upward.
Price Per Square Foot
Home values measured by price per square foot remained steady.

Even with additional inventory, buyers continue to recognize value in well-maintained homes that are priced appropriately.
Sellers Are Still Receiving Strong Offers
The median list-to-sold price ratio remained stable with only slight descreases from the original asking price.

This doesn't mean every home sells at asking price; it means that homes entering the market at realistic prices continue to attract serious buyers. Overpricing is still the biggest reason listings linger on the market. We are also seeing more concessions within contracts rather than price reductions.
Homes Are Selling Faster
One of the most encouraging trends this month was the decline in median days on market.

Although buyers have more options than they did during the seller's market, desirable homes are still moving quickly.
Total Sales Volume
Overall dollar volume remained healthy.

Higher-priced transactions helped offset the relatively flat number of closed sales.
Sales by Price Range
The majority of activity continues to occur in Northwest Arkansas's core price ranges.
$0–299,000
- Benton County: 167 → 197 (+18.0%)
- Washington County: 109 → 107 (-1.8%)
Affordable inventory remains competitive, particularly in Benton County.
$300,000–$500,000
This remains the largest segment of the market.
- Benton County: 295 → 304 (+3.0%)
- Washington County: 179 → 170 (-5.0%)
$500,000–$750,000
- Benton County: 153 → 130 (-12.8%)
- Washington County: 62 → 71 (+14.5%)
Washington County experienced growth within the "move-up" price range.
$750,000–$1 Million
- Benton County: 35 → 28 (-20.0%)
- Washington County: 23 → 16 (-30.4%)
Luxury activity softened compared to last July, though this price range naturally experiences more month-to-month volatility due to fewer overall transactions.
$1 Million+
- Benton County: 18 → 13 (-27.8%)
- Washington County: 13 → 13 (No change)
Million-dollar homes remain an important part of the Northwest Arkansas market, though they represent a relatively small percentage of total sales.

What This Means
For Buyers
You're shopping in a market that offers more choices while home values remain stable. That creates opportunities to negotiate on some listings, but the best homes still attract attention quickly. It's best to be prequalified or have your proof of funds ready before the home you have been looking for hits the market.
For Sellers
The market is rewarding preparation, pricing, and presentation. Not simply putting a home on the market. Buyers have options, making strategic pricing more important than it has been in several years.
Looking Ahead
As we move toward the fall market, expect activity to become more seasonal. While sales volume may ease slightly in the coming months, Northwest Arkansas continues to benefit from population growth, job creation, and sustained economic investment.
The market has shifted from the frenzied pace of recent years into something healthier: a balanced environment where both buyers and sellers can succeed with the right strategy.

Mortgage Market Update

The Average Mortgage Rates by Loan Type:
- 30-year fixed conventional: 6.82% (down .01 from last week)
- 15-year fixed conventional: 6.32%
- Government rates (USDA, VA, FHA): 6.33%
- For context: August 2023 was 7.1%-7.23%
The Payment Story:
- Prices are up since 2023, but rates fell enough to cancel it out.
- Payment on the median home today is within about $100 of three years ago.
- Buyers who have been waiting since 2023 are looking at basically the same payment, just with 40% more homes to choose from.
What Buyers Are Doing:
- Mortgage applications fell 6.4% last week as rates pushed toward their July high.
- Application volume swings fast on small rate moves, so when rates dip, sidelined buyers jump in all at once.
- The buyers who win those weeks are the ones already fully pre-approved.
NWA Check-In (June data reflection):
- Entry-level sales surged: up 24% in Benton County, 18% in Washington
- Benton's median dipped below $400K, but that's the mix of what sold, not values falling. Price per square foot barely moved
- The $500K-$999K range is soft. If you have a listing there, pricing and presentation are everything right now

Buyer Impact:
- On a $400K loan, every quarter point of rate is about $66/month.
- One discount point (+/- $4,000) typically buys that quarter point
- That means a $4,000 seller credit toward the rate can move the payment more than a $10,000 price cut.
Problem Solving: No Credit Score Doesn't Mean No Loan
- A score is one way to document payment history, not the only way
- 12 months of rent, utilities, phone, and insurance payments can establish credit for qualifying
- More documentation, slightly different underwriting, but it's a normal loan
- With entry-level demand this strong, these buyers are out there
Bottom line: entry-level buyers need to be prepped before they offer, and middle-band buyers should be structuring credits into their offers. Happy to run numbers on any specific scenario.
