The biggest story in the data is the massive increase in co-owned dock properties, which more than doubled in sales year over year. This likely reflects buyers searching for a middle ground between affordability and lake access as prices continue rising across Northwest Arkansas.
Meanwhile, traditional private dock luxury inventory saw lower transaction volume, not necessarily due to weak demand, but likely because of limited available inventory and higher price sensitivity among buyers.
The strongest overall volume category remained lake view properties, showing continued demand for lifestyle-oriented homes without the premium pricing of direct waterfront access.
