Washington County’s housing market looks considerably different from what it did four years ago.

In July 2022, there were 1,113 active homes for sale across the county. By July 2026, that number had climbed to 1,723, an increase of 54.8%.

But rising inventory doesn’t mean buyers have stopped buying. July home sales are actually nearly 20% higher than they were four years ago.

So why has housing inventory increased by nearly 55% even as sales are rising?

The answer is in the pace at which supply and demand are changing. Inventory is growing much faster than buyer activity, creating more competition among sellers and more choice for buyers.
