The following data represents the Top 15 cities by sales activity in Northwest Arkansas. While these towns account for the majority of the area's residential market activity, they do not represent every city or town within the Northwest Arkansas market area.

Fayetteville, Bentonville, and Bella Vista continue to lead Northwest Arkansas in total sales activity, accounting for 1,817 transactions. Together, these three markets represent more than half of all sales among the Top 15 cities.

Adding median list and sale prices provides additional insight into buyer and seller expectations. While inventory has increased, most micro markets are still closing relatively close to asking price.
Tontitown was the only city among the Top 15 where the median sale price exceeded the median list price. Homes sold for a median of $473,200 compared to a median list price of $463,728, representing a 2.0% premium over asking price. This suggests continued competition for available inventory despite increased market-wide supply.
Several cities showed very little separation between list and sale price, indicating strong pricing accuracy and healthy buyer demand. Centerton recorded only a 0.2% difference between median list and sale price, while Lowell and Farmington saw discounts of less than 2%.
The largest median discounts between list and sale price occurred in West Fork (-22.9%), Gentry (-13.0%), Siloam Springs (-12.4%), Rogers (-11.9%), and Bentonville (-11.6%). While larger discounts can indicate increased negotiating power for buyers, smaller-volume markets such as West Fork and Gentry can be more heavily influenced by a limited number of transactions.
Median Home Values
Among the Top 15 cities, Tontitown posted the highest median sale price at $473,200. Rogers followed at $440,000, with Bentonville close behind at $430,000. Fayetteville's median sale price reached $395,000, while Centerton remained just below $400,000 at $398,893.
More affordable median price points were found in Siloam Springs ($280,000), Gentry ($273,900), and Elkins ($271,000), continuing to provide opportunities for buyers seeking lower entry points into the Northwest Arkansas housing market.
Market Tiers
Primary Markets
Fayetteville, Bentonville, Bella Vista, Rogers, and Springdale remain the region's dominant housing markets. Together, these five cities account for approximately 77% of all sales activity among the Top 15 cities, reinforcing their role as the primary drivers of Northwest Arkansas residential real estate.
Growth Markets
Centerton, Pea Ridge, Farmington, Lowell, and Siloam Springs continue to benefit from population growth, residential development, and expanding buyer demand. These communities are becoming increasingly important contributors to the region's housing inventory and transaction volume.
Emerging Markets
Prairie Grove, Gentry, Tontitown, Elkins, and West Fork remain smaller markets by volume but continue attracting buyers seeking affordability, land, and a more rural lifestyle. As Northwest Arkansas expands outward, these communities may see increased attention from both homebuyers and developers.
While Fayetteville, Bentonville, and Bella Vista remain the Northtwest Arkansas volume leaders, growth markets such as Centerton, Pea Ridge, Farmington, and Lowell are demonstrating strong absorption rates and competitive pricing.
Inventory levels have improved across much of the region, creating additional opportunities for buyers while still supporting healthy conditions for sellers. The variation between median list and sale prices also indicated an increasingly localized market where pricing strategy, inventory levels, and neighborhood-specific conditions matter more than ever. Sellers who price appropriately are still finding success, while buyers are benefiting from greater selection and increased negotiating opportunities in several markets.
