June delivered the strongest signal we've seen all year: buyers are back. After months of rising inventory and growing seller caution, sales activity jumped meaningfully in both counties compared to June of last year. But look closer, and the story isn't "prices are up"; it's that the mix of what's selling has shifted. The growth is coming almost entirely from the under-$500K price point, and that shift is reshaping the medians in ways that could easily be misread. Let's take a NWALook at the YOY changes.

๐Ÿ“Š Sales Activity (YOY)

This is a real demand story. Both counties posted solid gains over June 2025, with Benton County adding 85 more closings. Buyers who spent the spring watching inventory build are now transacting.

๐Ÿ’ฐ Median Sales Price

Here's where the headline can mislead. Benton County's median dropped below $400K, but as you'll see below, that's not home values falling. It's more affordable homes selling in greater numbers and pulling the median down with them. Washington County's median edged up slightly, continuing its steady climb.

๐Ÿ“ Price Per Square Foot

This is the metric that tells the truth. While Benton's median price fell 4.4%, price per square foot slipped less than 2%, and Washington's didn't move at all. Homes aren't losing value; smaller, more affordable homes are simply making up a larger share of what's closing.

๐ŸŽฏ Close Price to List Price Ratio

Negotiation leverage remains essentially unchanged from a year ago, and the median sale in both counties is still closing at full asking price. Sellers who price correctly are achieving their desired sales price. Sellers who don't are paying for it on the back end.

Benton County:

  • Under $500K: 369 โ†’ 458 (+24.1%)
  • $500Kโ€“$749K: 122 โ†’ 121 (-0.8%)
  • $750Kโ€“$999K: 50 โ†’ 44 (-12.0%)
  • $1M+: 36 โ†’ 39 (+8.3%)

Washington County:

  • Under $500K: 309 โ†’ 364 (+17.8%)
  • $500Kโ€“$749K: 69 โ†’ 60 (-13.0%)
  • $750Kโ€“$999K: 31 โ†’ 18 (-41.9%)
  • $1M+: 15 โ†’ 15 (flat)

All of June's growth came from the under-$500K segment, up 24% in Benton and 18% in Washington. The middle tiers ($500Kโ€“$999K) contracted in both counties, with Washington's $750Kโ€“$999K range down sharply. Meanwhile, the luxury market held its ground: 39 million+ dollar closings in Benton County (up from 36) and 15 in Washington (even with last year). The market is barbell-shaped right now: streng at the entry level, strength at the top, and a soft middle.

โฑ๏ธ Days on Market

Homes that sold in June went under contract dramatically faster than a year ago. Correctly priced listings are not sitting; the well-positioned inventory is being absorbed quickly, while the rest accumulates. The gap between homes that sell and homes that sit continues widening.

๐Ÿ’ต Total Dollar Volume

More than half a billion dollars in residential real estate changed hands across Northwest Arkansas in a single month.

June confirms the shift we've been tracking since spring, and adds a new wrinkle: demand didn't disappear; it moved down-market. Affordability is driving this market. Entry-level buyers are transacting in force, luxury remains insulated, and the middle is where sellers need to be most strategic. If your home sits between $500K and $1M, pricing accuracy, presentation, and marketing execution aren't optional right now; they're the difference between a 20-day sale and an expired listing.
