Northwest Arkansas real estate market cooling off or heating up? This depends on the price range, location, and condition, with some homes still receiving multiple offers and others taking longer to sell. Let’s take a NWALook at which price points are moving the fastest and which are slowing down.
0–$200K: Entry-Level/ Remodel Market
- Sales: Fell from 196 in 2024 → 160 in 2025 (↓18%).
- Days on Market: Nearly unchanged (44 → 45 days).
- Close Price Ratio: Slightly stronger in 2025 (97.5% vs 96.4%).
- Price per SqFt: Rose from $115 → $117.
Inventory under $200K remains limited, keeping competition high despite fewer sales.This price range attracts a larger buyer pool, from first-time buyers to investors, especially if the house is move-in ready. As a result, this price range typically has more offers to choose from, keeping the market tight.
$200–400K: Mid-Tier Sweet Spot
- Sales: Softened slightly (3,226 → 3,119, ↓3%).
- Days on Market: Longer (61 → 63 days).
- Close Price Ratio: Down a notch (100% → 99.6%).
- Price per SqFt: Appreciated from $192 → $200.
This remains the most active bracket, but buyers have a little more breathing room than last year. Prices continue to climb, yet homes linger slightly longer. There are several new construction entry-level homes in this bracket as well, and we are starting to see more incentives from builders in some areas.

$400–600K: Upper-Middle Market
- Sales: Slightly higher (1,516 → 1,564).
- Days on Market: Improved, falling from 77 → 60 days.
- Close Price Ratio: Virtually unchanged (100% → 99.8%).
- Price per SqFt: Rose from $214 → $224.
This price range is gaining momentum. Homes are selling faster than last year, indicating that well-priced properties are attracting serious buyers despite higher monthly payments.

$600–800K: Middle to Luxury
- Sales: Rose from 510 → 586 (↑15%).
- Days on Market: Slower (62.5 → 71.5 days).
- Close Price Ratio: Stable (99.5% both years).
- Price per SqFt: Appreciated from $241 → $261.
Activity is climbing in this price range as more high-end buyers enter the market. However, homes take slightly longer to sell. Values are still trending upward.
$800–1 Million: Luxury
- Sales: Rose from 346 → 467 (↑35%).
- Days on Market: Slightly slower (64 → 68 days).
- Close Price Ratio: Stable (98.9% both years).
- Price per SqFt: Appreciated from $270 → $287.
This price range is showing steady growth, with more homes selling in 2025 than in 2024. While properties are taking a few extra days to secure buyers, sellers continue receiving near-asking offers, and price per sqft values confirm price growth. Demand for high-quality homes in this tier is expanding as Northwest Arkansas attracts more relocation and executive-level buyers.
$1 Million+ Upper Luxury Market
- Sales: Jumped from 162 → 268 (↑65%).
- Days on Market: Improved (69 → 62 days).
- Close Price Ratio: Higher (97.1% vs 95.2%).
- Price per SqFt: Slight dip ($404 → $402).
👉 Luxury homes are gaining popularity, with higher activity levels compared to 2024. Sellers are receiving stronger offers, and homes are moving faster.
Entry-level affordability is shrinking: Sales under $200K continue to decline, keeping competition tight.
Mid-tier ($200–400K) is steady: Still the largest segment but showing mild cooling.
Upper-mid homes ($400–600K) are gaining traction: Faster sales and higher values.
Luxury homes are booming, particularly $1M+, which are seeing significant growth.
Market balance shifting: While prices per square foot are up across the board, days on market have increased in most price ranges, giving buyers more slightly more leverage.
