Downtown Bentonville has evolved into one of Northwest Arkansas’s most dynamic urban districts, a mix of historic charm and modern vibrancy. Anchored by the Bentonville Square, the area is now home to high-profile dining destinations like the Conifer, and the ever-popular Preacher’s Son. The Ledger building is a six-story, bikeable office and event hub that has become a symbol of the city’s blend of innovation and community spirit. Alongside these headline attractions, boutique shops, art galleries, and year-round events keep foot traffic flowing, driving both residential demand and commercial vitality within the one-mile downtown core. Price Performance – Five Years of Appreciation
In 2020, the average home sold for $276 per square foot, with a median sale price of $403,995. By 2025, those numbers have surged to $514 per square foot and $947,000, respectively, representing an 86% gain in value per square foot and a 134% increase in median sale price.

The steepest jump came between 2021 and 2022, when the price per square foot jumped 34.8%, from $345 to $465. After peaking in 2022, the market flattened in 2023 (+0.4%) and dipped slightly in 2024 (–1.5%), before rebounding with an 11.7% gain in 2025.

Market Pace – From Rapid to Measured
The median days to sell dropped from 80 in 2020 to 44 in 2022, reflecting peak buyer urgency during the pandemic-era boom. But starting in 2023, the pace slowed sharply, with homes taking an average of 85 days to close.
By 2025, the median time on market remains higher than the boom years at 70 days, suggesting that buyers are more deliberate, even as they’re willing to pay record prices.

Sales Volume
Sales counts have fallen from 181 in 2020 to 102 in 2024, a 44% drop over five years. In 2025, there have been 94 closed sales year-to-date, and with 4.5 months remaining, we expect a year-over-year increase compared to 2024. The broader trend since 2021 still reflects constrained inventory and reduced transaction activity at higher price points.

Downtown Bentonville is one of the most exclusive residential areas in Northwest Arkansas. Although affordability concerns are across the country, we expect appreciation to continue in downtown Bentonville, but at a steadier pace. This is one of the most sought-after areas; with the limited supply, prices will likely remain elevated.
