April 2025 PPSF: $1.04 (↓5.7%)

● Days on Market: 12 (↓53.8%)
● Units Leased: 53 (↓8.6%)
Rogers saw the steepest drop in rent per square foot and monthly rent overall. However, homes leased faster, cutting the days on the market in half, suggesting strong demand at lower price points. This may signal a price correction or competitive pressures from neighboring cities.

April 2025 PPSF: $1.18 (↑2.6%)

● Days on Market: 21 (↓8.7%)
● Units Leased: 36 (↑12.5%)
Springdale’s affordability continues to attract renters. A moderate rise in PPSF combined with a nearly 17% jump in average rent reflects stronger demand, possibly tied to workforce growth and spillover from the neighboring cities.

The leasing slowdown and higher days on market may reflect seasonal cycles or an increase in available inventory. Despite that, PPSF held steady, suggesting stable long-term value for landlords.

April 2025 PPSF: $1.13 (↑5.6%)

● Days on Market: 44 (↑238.5%)
● Units Leased: 117 (↑28.6%)
Bentonville continues to command the highest rents in NWA, driven by its corporate drive, home to Walmart’s headquarters and a growing population of professionals. While rent surged, the increase in days on market suggests rising renter caution at premium price points.
