Northwest Arkansas continues to demonstrate balance in 2025. Both Benton and Washington Counties show rising prices, expanding inventory, and stable sales volumes, signaling a healthy market rather than the overheated market we saw in 2020-2022.
🔹 Washington County
Closed Sales: 324 → 326 (+0.6%)Sales volume held steady, showing continued buyer engagement despite affordability pressures.
Median Sales Price: $334,475 → $357,113 (+6.8%)Prices climbed nearly 7%, indicating a steady demand in cities such as Fayetteville, Springdale, and Prairie Grove, where new construction and high-quality resale homes remain strong performers.
New Listings: 400 → 428 (+7%)An increase in listings helped boost market activity, providing buyers with more options and signaling improved seller confidence.
Active Listings: 1,282 → 1,569 (+22.4%). The most significant jump came from active inventory, up more than 22% easing some of the pressure seen in prior years.
Price per SqFt: $208 → $225 (+8.2%)Home values continue to rise in line with construction and material costs, but the rate of appreciation remains moderate compared to the peak growth years.

Closed Sales: 561 → 551 (–1.8%)A slight dip in closed sales suggests buyers are taking more time to decide, as inventory expands and interest rates stay elevated.
Median Sales Price: $369,500 → $375,000 (+1.5%)Price growth has slowed but remains positive. Benton County continues to command premium values driven by Bentonville’s urban expansion, Rogers’ retail corridor, and Bella Vista’s ongoing new-build activity.
New Listings: 625 → 803 (+28.5%)The surge in listings — up nearly 29% year-over-year — is one of the strongest signals that sellers are returning to the market.
Active Listings: 2,349 → 3,265 (+39%)Inventory expanded dramatically, up 39%, giving buyers more leverage and a wider range of choices across price points.
Price per SqFt: $226 → $253 (+11.9%)Despite an increase in listings, home values per square foot continue to appreciate, highlighting buyer preference for high-quality and well-located properties.
Across Northwest Arkansas, inventory is up, prices are rising modestly, and sales remain stable, indicators of a more balanced and sustainable market heading into 2026. Buyers have a greater selection, while sellers continue to see strong values, especially for move-in-ready and updated homes.
