Inventory expanded, giving buyers slightly more breathing room though overall demand remains steady.
New Listings:
345 → 305 (-12% YoY)
Fewer sellers entered the market, suggesting homeowners are still holding onto low interest rates.
Closed Sales:
290 → 240 (-17% YoY)
A slowdown in closings aligns with elevated rates and buyer hesitation heading into Q4.

Washington County has moved closer to a balanced market, shifting slightly away from the seller-advantaged environment we’ve seen for years.

Median Sales Price:
$340,250 → $369,000 (+8.4% YoY)
Prices continue to rise, proof that demand for Washington County living remains strong.
Price Per Sq Ft:
$204.08 → $203.61 (slightly down, −0.2% YoY)
PPSQFT staying flat while sales prices rise suggests that homes sold in 2025 were larger on average or skewed toward the higher end.

Washington County is stabilizing. Inventory is up, activity is slightly down, yet prices continue to climb, signaling that long-term demand is still pushing the market upward.

Prices did rise, but at a much slower pace than Washington County, reflecting the higher inventory levels and slower absorption rate.

PPSQFT growth shows underlying demand remains steady, even as more homes sit on the market.

Benton County is transitioning into a balanced market and may even tip into a buyer's market during the winter months. Buyers have more options, and sellers must price appropriately to stay competitive.
