Washington & Benton County August 2025
If you've felt more "For Sale" signs across Northwest Arkansas this summer, you're right. Inventory is rebuilding, and August has been the most evident month. Let's take an NWALook at where the inventory has increased.
August, side-by-side
- Active listings Aug 2024: 3,590 Aug 2025: 4,679 → +1,089 YoY (+30.3%)
- New listings Aug 2024: 1,225 Aug 2025: 1,330 → +105 YoY (+8.6%)
- Closed sales Aug 2024: 1,036 Aug 2025: 929 → –107 YoY (–10.3%)
Why inventory rose: more new listings came to market while fewer homes exited via closings. The result: higher active counts and slower turnover of the for-sale pool.
A quick gauge of balance (proxy months of supply)
- Aug 2024: ~3.5 months (3,590 / 1,036)
- Aug 2025: ~5.0 months (4,679 / 929)
That's a jump of ~1.6 months (+45%), a meaningful tilt toward a more buyer-friendly market.

2025 in focus: The year supply widened
Active homes climbed every step of spring and summer, from Jan to Aug 2025: 3,563 to 4,679. We hit over 4,200 in April and never looked back, finishing August at the highest in the three-year window.
Sellers returned. New listings peaked in May '25 at 1,669, the strongest single month in the past three years. Even after peak season, summer intake (Jun–Aug) stayed above 1,300 in two of three months, enough to keep the active listings elevated.
Closings stayed solid, but not pace-setting. Summer closings (Jun–Aug' 25) hovered at 1,000 / 1,053 / 929—healthy, but not enough to offset the inflow, so inventory continued to rise.
Inventory by Town: Where It's Piling Up
The county-wide story is one thing, but inventory looks different when you break it down town by town.
- Bentonville: 734 active listings | 5 months of supply
- Fayetteville: 652 active listings | 5 months of supply
- Bella Vista: 505 active listings | 5 months of supply
- Rogers: 488 active listings | 4 months of supply (tighter than most, still competitive)
- Springdale: 461 active listings | 5 months of supply
- Centerton: 307 active listings | 11 months of supply (oversupplied)
- Pea Ridge: 270 active listings | 7 months of supply
- Siloam Springs: 236 active listings | 5 months of supply
- Lowell: 184 active listings | 9 months of supply
- Prairie Grove: 152 active listings | 5 months of supply
Bentonville and Fayetteville lead in inventory, while Centerton and Lowell stand out for oversupply. Rogers remains the most balanced, with just 4 months of inventory.

Flow vs. absorption (Jan–Aug cumulative)
- New listings: ’24 9,221 → ’25 10,514 (+1,293)
- Closings: ’24 7,107 → ’25 7,222 (+115)
- Net additions: '24 +2,114 → '25 +3,292 (+1,178 more homes built up in 2025)
Balance proxy (actives ÷ closings, Jan–Aug averages)
- ’24: ~4.0 months
- '25: ~4.7 months (+0.7 months, +17.7%)
What this means right now
For buyers: This is the largest amount of inventory in years. More time to compare, greater negotiating power, and more room for contingencies, repairs, or credits. Still, we are seeing correctly priced homes in high-demand areas draw multiple offers within days.
For sellers: This is a skills market again. Win on pricing strategy, condition, and positioning. Pre-inspection repairs, sharp photography, and meaningful price alignment to the most recent comps are pertinent. Expect longer marketing windows unless you're the clear value in your segment.
Bottom line
August '25 was the inflection made visible: actives +30% YoY, new listings +9%, closings –10%, and a move from roughly 3.5 to 5.0 months of supply. Zoom out across the past two years, 2025's larger inflow, paired with only marginally higher closings, has regained inventory across Northwest Arkansas.
The balance, however, varies town by town: Rogers is still tight, Bentonville and Fayetteville are balanced, while Centerton and Lowell are currently oversupplied.
