In contrast, Washington County experienced an 8% decline, dropping from 350 new listings last year to 322 this year. Closed Transactions
Benton County’s closed transactions rose slightly, up 4.3% from 415 in 2024 to 433 in 2025. Meanwhile, Washington County saw a 9.8% decrease, with closings dropping from 264 last year to 238 this year. Fewer closings in Washington County may indicate shifting demand or constraints in available housing.
Market Activity & Days to Close
Homes in Benton County are closing at the same pace as last year, with a median of 84 days on the market. Washington County, however, saw a slight increase in time to close, moving from 81 days in 2024 to 83 days in 2025. This subtle slowdown may signal buyers taking longer to finalize purchases or lenders adjusting to market conditions.
Active Inventory
Inventory levels tell a key part of the market story. Benton County’s active listings increased from 2,221 in 2024 to 2,434 in 2025, providing buyers with more options. Washington County saw a similar trend, rising 13.5% year-over-year from 1,160 to 1,317 active listings. This price growth aligns with lower new listings, suggesting that demand is still holding strong despite fewer transactions.
