- Active Inventory: 1,241 → 1,513 (↑ 22%)Washington County had over 250 more homes on the market in August compared to the same month last year. This expansion is welcome for buyers who previously struggled with a limited supply.
- Closed Sales: 339 → 323 (↓ 5%)Even with more inventory, closings dipped slightly. Buyers may be exercising patience, affordability challenges are in play, and some sellers may need to adjust pricing strategies to align with today’s market conditions.
- Median Sales Price: $338,500 → $360,000 (↑ 6.4%)Prices are still climbing YoY. Even with increased inventory, demand continues to support values.
- Washington County continued to show solid price growth alongside expanding inventory, showing that values are holding even as the market opens up for buyers.
🏡 Benton County (YoY: Aug ’24 → Aug ’25)
- Active Inventory: 1,288 → 1,778 (↑ 38%)Benton County saw the sharpest jump in inventory, adding nearly 500 homes. For context, that’s the equivalent of over a months’ worth of additional supply compared to last year.
- Closed Sales: 697 → 573 (↓ 18%)Closings fell more significantly than in Washington County. With more homes available, buyers have more leverage, and sellers may need to adjust expectations through pricing, staging, or offering incentives.
- Median Sales Price: $385,000 → $396,900 (↑ 3.1%)Prices still ticked higher, but at a slower pace than in Washington County. With heavy new construction activity in Centerton, Bella Vista, and Bentonville, competition among sellers is tempering the rate at which values climb.
