What appears to be a move toward balance on the surface may actually reflect a market that is still catching up to long-term demand. Evaluating these trends in isolation can be misleading. When combined, they raise an important question: has housing supply actually caught up, or is the region still operating within a long-term supply constraint?

Northwest Arkansas Housing Market: Inventory Growth vs Population and Economic Growth (2019–2026)

Northwest Arkansas’ housing market is often described as “returning to normal or balanced,” but when Benton and Washington County data are combined and analyzed alongside population and economic growth, a much clearer and more compelling story emerges. In February 2019, Benton and Washington Counties together had 3,859 active residential listings. By February 2026, that number had increased to 4,627, an approximate 19.9% rise in inventory. On the surface, this suggests a meaningful recovery in supply. However, this increase must be viewed in the context of the region’s rapid population growth. Since 2019, Northwest Arkansas has grown from an estimated 530,000–540,000 residents to over 605,547 residents today, adding roughly 65,000 to 75,000 people, or about 13% to 15% growth. The region continues to expand at a pace of approximately 40 new residents per day. When these trends are compared side by side, it becomes clear that even with nearly 20% more inventory, housing supply has not meaningfully outpaced demand on a per capita basis.

Sales activity further reinforces this dynamic. In February 2019, Benton and Washington Counties combined recorded 642 residential home sales. By February 2026, that number had increased to 734, an increase of approximately 14.3%. Despite higher interest rates and market fluctuations over the past several years, transaction volume has proven resilient and is trending upward again, indicating that buyers are adjusting to current conditions rather than stepping away. At the same time, expired listings have remained relatively stable, with 952 in February 2019 compared to 935 in February 2026, a slight decrease of about 1.8%. This stability suggests that demand continues to absorb available inventory at a steady pace, preventing a buildup of unsold homes even as listings increase.

Pricing trends across the region highlight the underlying imbalance between supply and demand. Median home prices in the combined Benton and Washington County residential market have increased from $190,000 in February 2019 to $370,000 in February 2026, an increase of approximately 94.7%. In Benton County specifically, where much of the region’s growth has been concentrated, median prices have continued to rise even as inventory expanded, increasing from $195,000 in February 2019 to $381,109 in February 2026. In Washington County, median prices increased from $187,200 in February 2019 to $355,000 in February 2026. This sustained appreciation, despite higher inventory levels, is a clear indicator that demand remains strong and that the market is still structurally undersupplied.

What makes this even more significant is that housing demand is driven not only by population growth but also by strong economic expansion. As of 2024, the median household income in Northwest Arkansas has reached $81,208, reflecting continued wage growth and increased purchasing power across the region. At the same time, the number of business establishments has increased by 2,038 since 2019, signaling sustained economic development, job creation, and long-term stability. These factors are critical because they support housing demand at a fundamental level. This is not speculative growth, but rather expansion backed by real economic drivers.

Compounding the supply challenge is a slowdown in new construction. Building permits declined by 9.5% in 2025, and new construction home sales dropped by 12.1%, with newly built homes accounting for just 35.1% of total sales, the lowest share reported in recent Skyline data. Builders are becoming more cautious in a higher-interest-rate environment, reducing speculative construction and limiting the future housing inventory pipeline. As a result, the existing home market is carrying a larger share of demand, which helps explain why homes continue to sell and why expired listings have not increased significantly.

Taken together, these trends point to a market that is not weakening, but rather stabilizing within a long-term growth cycle. Northwest Arkansas, driven by continued in-migration, rising incomes, expanding business activity, and steady employment growth, remains a long term supply-constrained market where demand continues to outpace housing delivery. While inventory levels may appear to have returned to or even exceeded 2019 levels, the reality is that the region is still playing catch-up. With approximately 40 people moving to Northwest Arkansas each day, a growing economic base, and a slowing construction pipeline, the pressure on housing supply is likely to persist, supporting both home values and overall market activity for the foreseeable future. While demand has moderated from the peak intensity seen in prior years, it has not weakened to a level that creates excess supply.
