Northwest Arkansas is moving out of a momentum-driven market and into one where supply, pricing strategy, and execution matter more than ever. Inventory is rising at a pace we haven’t seen in recent years, while demand, although still present, is no longer absorbing that supply as quickly.
What we’re seeing is a market that is becoming more balanced, but also more selective. Homes that are priced right and show well are still moving and holding value, while those that miss the mark are sitting longer and, in many cases, expiring. The data reflects a clear transition: buyers are gaining leverage, sellers are facing more competition, and outcomes are becoming increasingly dependent on strategy rather than timing alone.
Sales Activity (YOY)
- Benton County: 577 → 589 (+2.1%)
- Washington County: 321 → 351 (+9.3%)
Demand is still present especially in Washington County, but it’s not accelerating at the same pace as available inventory.
Median Sales Price
- Benton County: $380,000 → $390,000 (+2.6%)
- Washington County: $351,300 → $345,000 (-1.8%)
Benton continues to push upward, while Washington is starting to show it softened slightly.
Average Sales Price
- Benton County: $467,686 → $468,375 (+0.1%)
- Washington County: $420,853 → $408,559 (-2.9%)
Flat growth in Benton and a decline in Washington suggests buyers are pulling back on higher-priced inventory or negotiating slightly more aggressive.
Close Price to Original Price Ratio
- Benton County: 100.0% → 98.9%
- Washington County: 99.3% → 98.6%
We’ve officially moved away from the “list it and get full price” environment. Sellers are conceding more during negotiations too.

Price per square foot continues to climb in both counties, showing that well-positioned homes are still commanding strong value even as overall pricing shows signs of stabilization.

- Washington County: 1,392 → 1,626 (+16.8%)
This is the headline. Inventory growth is outpacing sales growth, which naturally shifts leverage toward buyers.
