Downtown Fayetteville is more than just a neighborhood; it’s the cultural heartbeat of the city. Rising Prices and Value Growth
From 2020 to 2025, home values in the downtown Fayetteville core have surged. The median sale price climbed from $310,000 in 2020 to $570,000 in 2025, an 84% increase in just five years. Price per square foot followed a similar pattern, rising from $226 in 2020 to $361 in 2025.


Even during slower market periods (2023 showing a slight dip in median pricing), values quickly rebounded, reflecting both buyer demand and the long-term desirability of this location.
Sales Activity and Market Volume
While prices have gone up, the number of transactions has steadily declined. In 2021, there were 184 residential sales, in 2024 there were 124 closed sales a 32% decrease. With only 62 so far in 2025, we expect even fewer closed sales this year. This drop indicates not just affordability challenges but also a shrinking pool of available homes. With fewer listings hitting the market, competition among buyers remains strong, keeping prices elevated despite reduced sales volume.

Days on Market
The median days to sell have held steady overall, ranging between 48 and 58 days over the last five years. In 2023, homes moved the fastest at a median of 48 days, before slowing slightly in 2024 and 2025 to about two months. Even so, compared to NWA’s averages, homes near the Fayetteville Square still sell at a relatively faster rate, reflecting continued interest in the area.
