While neighboring cities, their real estate markets show distinct differences in pricing, market trends, and home sales activity. Centerton:

Centerton has significantly more transactions than Bentonville, nearly double in both years. However, both cities experienced declining sales volume from 2023 to 2024.

  - 2024: $465,000 (↑4.5%)

  - 2025: $489,875 (↑5.3%)

Centerton:

  - 2024: $394,642 (↑18.7%)

  - 2025: $405,993 (↑2.9%)

Bentonville continues to have higher pricing due to its proximity to Centerton. However, Centerton is experiencing significant appreciation, with prices jumping from $332,500 in 2023 to $405,993 in 2025. This shows growing demand and potential investment opportunities in Centerton.

 Months of Inventory: Housing Supply

Months of inventory measure how long it would take to sell all available homes at the current sales pace. A lower number indicates a seller’s market, while a higher number suggests a buyer’s market.

Bentonville:

  - 2023: Ranged from 3 to 9 months

  - 2024: Ranged from 5 to 7 months (↓22.2% in January)

Centerton:
