As many forecasted projections predict, the population is expected to climb toward 1 million residents within the next 20 years, that's a 70% increase from our current population of 595,000. Builders are steadily acquiring land to develop new subdivisions and accommodate the growth. Builders are setting the pace and the price for what's to come. With each parcel claimed, undeveloped land becomes more scarce and more valuable, especially for buyers seeking space beyond the typical lot. In 2025, homes on 1 to 20 acres are proving that acreage continues to command a premium. Let’s take an NWALook at just how much more that premium is in Benton and Washington Counties.
Median Sales Price
Year-to-date, homes on 1–20 acres in Benton County are selling at a median price of $590,500, while Washington County trails slightly at $540,000. That's a sharp increase compared to homes on smaller lots, those under one acre, where median prices sit at $375,000 in Benton County and $345,000 in Washington County.

Niche Market, Distinct Value
Acreage homes make up a smaller share of the market. In Benton County, just 9.6% of residential sales so far this year have been on 1–20 acre properties (296 out of 3,083 total sales), while 90.4% were homes on less than one acre. Washington County shows a slightly larger share, with 13.1% of sales involving acreage properties (229 out of 1,742) and 86.9% for smaller-lot homes.
Price Per Square Foot
While larger homes usually come with a lower cost per square foot, acreage homes buck the trend. In Benton County, these homes average $300 per square foot, well above the $227 average for smaller-lot homes. In Washington County, the cost is $236, compared to $215 for smaller lots. The higher price per sqft often reflects the value of the land and not necessarily the home's "upgrades.

Selling at a Steady Pace - Days on Market
Despite their higher price tags, acreage homes are selling at a pace similar to their smaller-lot counterparts. Benton County shows a median of 78 days on the market for homes with acreage versus 69 for smaller lots. Washington County follows closely with 68 days for acreage and 71 days for smaller properties. Buyers may be more selective, but they're also ready to act when the right property appears.

Homes on 1–20 acres appeal to a growing segment of buyers seeking land, privacy, and potential without sacrificing access to jobs, schools, and amenities. Although these properties represent fewer transactions, they reflect a lifestyle that many aspire to: space to grow, room to breathe, and the opportunity to enjoy a more self-sufficient way of living.
As Northwest Arkansas grows, expect acreage homes to remain a prized segment of the market, especially those that manage to strike a balance between space and convenience. As Mark Twain once said, "Buy land, they're not making it anymore."
