Sales jumped 138% in one Northwest Arkansas town and dropped 56% in another. Both had more homes for sale than they did last August. The market varies town by town.
Bentonville and Fayetteville had a similar increase in inventory, but sales and median prices went in opposite directions. Everywhere else, the numbers are just as varied. I pulled apart the August data for Benton and Washington Counties to show what’s happening town by town and why a single headline might give you the wrong idea about your own home. The data reflects residential houses in Benton and Washington Counties for August 2025 and August 2026. Monthly median sale prices, particularly in smaller markets with fewer transactions, can be significantly influenced by the mix of properties sold during the month.
