  • Most Expensive Median Home Prices:

Elm Springs has the highest median price of $663,940 despite having one of the lowest transaction volumes. Elm Springs, Cave Springs, and Tontitown are known for their larger lot sizes and elevated home values, appealing to buyers seeking more space and privacy. These areas are desirable to professionals working in both Bentonville and Fayetteville, due to convenient access provided by the new Highway 612 bypass, which connects to I-49 and shortens commute times across Northwest Arkansas.

  • High-Volume Transactions:

Fayetteville (557 sales) and Bella Vista (473) are the most active residential markets so far this year, signaling strong demand at more moderate price points. While Fayetteville remains the largest city in Northwest Arkansas with a population of over 100,000, Bella Vista, currently estimated at around 30,000 residents, is growing rapidly. Despite its smaller size, Bella Vista continues to close the gap, fueled by its affordability, natural beauty, the bike trails, and increasing appeal. This growth trajectory highlights Bella Vista’s rising influence in the regional housing market.

Springdale (418 sales) and Bentonville (467) remain among the most active and competitive markets in Northwest Arkansas. As two of NWA's top four most populated cities, their strong transaction volumes reflect sustained demand driven by growth, accessibility, and continued development.

  • Price Per Square Foot Leaders
  • Garfield – A Premier Beaver Lake Destination. With the highest PPSQFT in NWA at $320/SF, Garfield offers premium lakeview and waterfront homes. Though only 32 sales have closed YTD, the pricing reflects limited inventory and high desirability near Beaver Lake with luxury homes and vacation properties.
  • Goshen – Rural Luxury with Acreage Goshen commands a strong $275/SF, supported by larger average lot sizes and custom homes. Though total sales volume is low, the area attracts those seeking space, privacy, and scenic surroundings just east of Fayetteville.
  • Bentonville— Urban Growth with Premium Demand. With 467 sales and a current $279/SF price, Bentonville continues to dominate in volume and price appreciation. Fueled by ongoing corporate growth, new construction, and infrastructure investment, Bentonville is the region’s leader in value and long-term appreciation.
  • Balanced Towns: Rogers, Centerton, and Pea Ridge are drawing significant attention with healthy sales volumes and prices in the mid-$300K to low-$400K range, which are attractive for both move-up buyers and relocators.
  • More Affordable Areas: Springdale is the most budget-friendly option at $335,000, and Farmington and Bella Vista remain relatively accessible.
