Northwest Arkansas’ luxury housing market, defined by properties priced at $1 million and above, hasn’t just endured over the past five years; it has thrived. Powered by steady economic expansion, migration trends, and shifting buyer priorities, million-dollar homes across the region are moving faster, selling in greater volume, and commanding consistent value.
📉 Days on Market: From Patience to Pacing
In 2020, a luxury home in NWA took a median of 161 days to sell. Fast-forward to 2024, which has been cut in half, down to just 76 days, marking a 53% drop. Year to date, the median days on market sit at 107 days, reflecting the typical slowdown during the winter season. As we move into the summer months, we anticipate a modest decline in days on market time, though it’s likely to remain slightly higher than last year’s pace.

This still reflects strong demand for well-located, well-designed properties, and neighborhoods with trail access.
📈 Closed Sales: More Homes Are Hitting the $ 1 Million+ Mark
Luxury home sales more than doubled from 2020 to 2024. Year to date, we have already had 133 closed sales in Northwest Arkansas during our historical "slow season".

This growth isn’t just about rising demand; it’s also a sign that more homes are surpassing the $1 million threshold due to appreciation, custom builds, premium land values, and continued population growth.
🏠 New Listings: Inventory Expansion Meets Demand
As demand surged, so did new inventory, though competition for top-tier properties remains strong. In 2025, we have seen 370 new listings Y-T-D, and we expect more new listings above $1 million this year, especially as pricing continues to increase.

This expansion offers buyers more options but hasn’t diluted interest in thoughtfully executed, move-in-ready homes.
💵 Median Sales Price: Modest Growth, Market Maturity
While other segments saw pricing swings, luxury homes have held relatively steady.

After peaking in 2022, prices have gently adjusted amid broader market normalization and rising inventory, yet they remain well above pre-2020 levels. Year to date the median sales price above $1Million is $1,450,000 and we expect that to fluctuate throughout the year.
🤝 List-to-Close Ratio: Strong Seller Positioning
Luxury sellers have consistently secured at least 95% of their asking price since 2021. Year to date, we are at 96.3% list price to closed price ratio, and we expect that to remain consistent.

Typically, homes that need to have updating completed are the home that see more price adjustments than homes that are updated. Strategic pricing, presentation, and marketing continue to pay off in this competitive tier.
📍 What’s Driving Demand in NWA Luxury Real Estate?
- Corporate Relocation: Executives tied to Walmart, Tyson Foods, J.B. Hunt, the University of Arkansas, and major suppliers.
- Lifestyle Appeal: Top-ranked schools, outdoor recreation, biking capital, and growing cultural amenities.
- Remote Work: Affluent buyers seeking more space and scenery.
- Construction Trends: High-end custom builds near urban cores regularly eclipse $1M.

With sales increasing, price stability, and rising inventory, the market has evolved without losing momentum.
