📈 Home Prices: Still Strong, But Balanced

In 2015, the median home price in NWA was just over $160,000. Fast-forward ten years, and we’ve more than doubled that—2025’s median sales price has rebounded to $370,075 after a slight dip in 2024. That dip reflected buyer hesitation due to rising interest rates and affordability pressures.

But now, confidence is back. The rebound suggests that buyers are adjusting, and sellers are pricing with more strategy. Our continued population increase, economic strength, and shift toward balanced market conditions support this growth.

Price Per Square Foot Hits All-Time High

Here’s something that might surprise you: the average price per square foot in NWA is now at $235sqft up from just $100 in 2015. That’s a 135% increase in ten years!

Much of this growth happened during the pandemic boom from 2020 to 2022, when prices jumped nearly 50% in just two years. While things cooled slightly in 2023, the 2025 price point shows that demand remains strong and construction costs are still elevated.

For buyers, this means continuing to be smart and decisive. For sellers, it’s an opportunity to capitalize, especially if their home is well-maintained and move-in ready.

Inventory & Days on Market: Breathing Room Returns

In March of 2022, inventory was the tightest we’d seen in 11 years—just 42 days of available housing. Buyers were scrambling, and bidding wars were common.

In 2025, we’ve seen a return to a more balanced market, with around 80 days of inventory. That means buyers finally have more choices and time to make informed decisions. Sellers, in turn, need to present their homes well and price competitively to stand out.

We’ve also seen a substantial recovery in overall inventory. From a low of 2,655 active listings in 2022, we’re now back up to 3,972 listings, just shy of our 2016 peak.

Closed Sales: On the Rise Again

March 2022 was the peak of activity, with 1,058 homes closed in NWA. That momentum cooled significantly in 2023 and 2024, dipping into the 800s as interest rates climbed.

However, 2025 is already showing signs of recovery, with 893 closed sales in March, returning us to levels we last saw in 2018. This modest but meaningful increase suggests buyers are returning—possibly drawn by slightly improved mortgage rates or more favorable seasonal trends.

Looking Ahead: What’s Next for NWA?

As we look to the second half of 2025 and beyond, a few key trends are worth watching:

  • Home prices are expected to continue increasing slowly and steadily, not the frenzied jumps we saw in 2021 and 2022, but a healthy appreciation of 3-5%, driven by demand, growth, and investment in infrastructure.
  • Interest rates remain a wildcard, but many economists project opportunities to refinance later in 2025, especially if inflation stabilizes and the Fed adjusts policy. For some, 2026 and 2027 may offer even better chances to refinance, unlocking greater buying power or improved monthly payments.
  • With increased inventory and a more level playing field, buyers priced out during the peak may finally have a shot at homeownership again—especially if they consider the long-term financial benefits of locking in now and refinancing later.

The Northwest Arkansas market is stabilizing, not stalling. After extreme highs and uncertain lows, we’re finding our rhythm again. For buyers and sellers, it’s a time to make moves with intention, not fear. If you’ve been waiting for the market to “calm down,” this could be your window.
