New construction has been a hot commodity across Benton and Washington counties for the past decade. However, halfway through 2025, the numbers reveal a shift; inventory is rising rapidly, and median prices are starting to decline. What does that mean for buyers, builders, and the future of growth in NWA? Let’s take an NWALook at the year-to-date trends from 2024 to 2025 and what they’re telling us.
📈 Active Listings (June)
- Benton County:
- 2024: 1,094
- 2025: 1,436
- 📊 +31.3% YoY Increase
- Washington County:
- 2024: 452
- 2025: 545
- 📊 +20.6% YoY Increase
Inventory is growing, especially in Benton County, offering more choices for buyers and slightly easing the pressure that defined previous years. Builders are responding to demand, particularly in fast-growing areas such as Centerton, Pea Ridge, and parts of Springdale and Fayetteville.
However, infrastructure challenges are slowing the pace of new construction development across both counties. Delays in sewer expansion, water access, and road improvements are beginning to constrain the speed at which new subdivisions can break ground. This may place additional pressure on inventory in the coming quarters, particularly as new residents continue to move into the region on a daily basis.

- Washington County:
- 2024: $329,000
- 2025: $363,000
- 📈 +10.3% YoY Increase
While Benton County's median new construction price held steady, Washington County saw an increase. This could be due to increased land and construction costs in Fayetteville.

- 2024: $211/sq ft
- 2025: $223/sq ft
- 📈 +5.7% YoY Increase
- Washington County:
- 2024: $197/sq ft
- 2025: $210/sq ft
- 📈 +6.6% YoY Increase
Prices per square foot continue to rise across both counties, indicating that although some median sales prices may appear flat, buyers are still paying more per square foot of finished space, especially in newer, energy-efficient homes with modern layouts.

- 2024: 1,169
- 2025: 1,446
- 📈 +23.7% Increase
- Washington County:
- 2024: 745
- 2025: 687
- 📉 -7.8% Decrease
Sales volume continues to increase in Benton County as Walmart’s new Home Office campus nears completion and relocates more employees into the area, driving housing demand and requiring vendors to be based nearby. Cities like Bentonville, Centerton, and Rogers are benefiting directly from this corporate migration.
Washington County, on the other hand, experienced a slight decline in new construction sales, likely due to continued affordability constraints affecting first-time buyers and moderate-income households. As prices climb and interest rates remain elevated, some buyers may be holding off.

The result? A competitive market where supply struggles to keep pace with demand, and where pricing may remain elevated unless infrastructure catches up. For buyers, builders, and investors alike, understanding these underlying forces will be key to navigating the second half of 2025 and beyond.
