The Northwest Arkansas housing market is expected to continue balancing in 2025, with shifts in home prices, inventory levels, and buyer activity. A year-over-year ( January to June) comparison of Benton and Washington Counties is indicative of how these changes are playing out across NWA and what they mean for buyers, sellers, and investors. Let’s take an NWA Look at what that data is revealing.
📍 Benton County Market Overview
📈 Median Sales Price in Benton County rose by 3.1%, increasing from $374,900 in 2024 to $386,565 in 2025. While still a healthy gain, it reflects a cooling trend compared to the double-digit growth of prior years.

📏 Price Per Square Foot rose from $220 to $237, a 7.7% increase, suggesting solid property value appreciation and continued demand for newer or more efficient homes.

📅 Days on Market (DOM)Homes in Benton County are taking slightly longer to sell, with DOM increasing from 67 to 70 days, a 4.5% rise. This is a minor shift but reinforces the importance of strong pricing and marketing.

🏘️ Number of Closed Sales: Closed sales rose from 3,159 to 3,332, a 5.5% increase, indicating steady buyer activity even amid rising prices.

📦 Current Inventory levels climbed from 4 to 5 months, a 25% increase, which gives buyers more choices and signals a shift toward market balance.

📈 Median Sales Price Washington County experienced stronger price growth than Benton County, with a 4.7% increase in median price, jumping from $335,000 in 2024 to $350,620 in 2025.

📏 Price Per Square Foot. The PPSQFT rose from $211 to $221, a 4.7% increase, indicating moderate and stable appreciation.

📅 Days on Market (DOM)Homes in Washington County saw a shift, with DOM rising from 61 to 70 days, a 14.75% increase. Buyers are taking longer to make decisions, likely due to higher prices and increased inventory.

🏘️ Number of Closed Sales: Closed sales increased slightly by 2.3%, from 1,865 to 1,908, indicating a steady, active market.

📦 Current Inventory remained stable at 4 months, keeping the market relatively balanced compared to Benton’s increase.

Looking beyond the last year and comparing inventory levels over the past six years provides a more in-depth insight into the current market shift.
📦 Benton County Inventory
- 2019: 2,502 average active listings/month
- 2024: 2,306 (↓ 7.8% from 2019)
- 2025: 2,677 (↑ 16.1% YoY, ↑ 7% from 2019)
After several years of tight supply, Benton County’s inventory has now surpassed pre-pandemic levels. This increase suggests more sellers are entering the market, and buyers are regaining negotiating power.
📦 Washington County Inventory
- 2019: 1,360 average active listings/month
- 2024: 1,244 (↓ 8.5% from 2019)
- 2025: 1,405 (↑ 13% YoY, ↑ 3.3% from 2019)
Washington County has also recovered to above-2019 inventory levels. While not as dramatic as Benton County’s shift, it still marks a significant turning point for market conditions.

Looking ahead, we expect inventory to continue rising through the winter as NWA returns to more traditional seasonal trends, similar to those seen before 2020. Additionally, with the Federal Reserve hinting at a possible rate decrease in early to mid-fall, a drop of even 0.5% could spark renewed buyer activity.
