Fayetteville continues to **lead Northwest Arkansas in closed transaction volume**, making it the region’s most active housing market. Its real estate market remains dynamic as we move through 2025, showing steady residential sales, substantial homeowner equity, and minimal distress signals. The city’s housing is diverse and growing, with **33,878 total residential properties** and **3,103 commercial properties**.

From an equity standpoint, Fayetteville homeowners are in a solid position. **In Q4 2024, 34.8% of homes were classified as equity-rich**, meaning the owner's remaining mortgage is 50% or less of the home’s value. At the same time, only **0.71% of homes** were *seriously underwater* (owing more than the home’s worth), a positive sign for market stability.
