While Benton County sees steady growth in new listings and closed transactions, Washington County experiences a slight pullback in some areas. Let’s take a NWALook at the data. #### **New Residential Listings** Benton County saw a modest **2.4% increase** in new residential listings, rising from **670 in 2024 to 686 in 2025**. In contrast, Washington County experienced an 8% **decline**, dropping from **350 new listings** **last year to 322 this year**. Fewer closings in Washington County may indicate shifting demand or constraints in available housing. #### **Market Activity & Days to Close** Homes in Benton County are closing at the same pace as last year, with a **median of 84 days on the market**. Washington County, however, saw a **slight increase in time to close**, moving from **81 days in 2024 to 83 days in 2025**. This subtle slowdown may signal buyers taking longer to finalize purchases or lenders adjusting to market conditions. #### **Active Inventory** Inventory levels tell a key part of the market story. Benton County’s active listings increased from **2,221 in 2024 to 2,434 in 2025**, providing buyers with more options. Washington County saw a similar trend, rising **13.5% year-over-year** from **1,160 to 1,317 active listings**.
