## Northwest Arkansas Market Update

## Inventory Continues Rising While Prices Hold Steady

The Northwest Arkansas housing market continues to evolve as inventory levels expand across both Benton and Washington counties. While home prices have remained relatively stable year-over-year, buyers now have more choices than they did a year ago, creating a market that is becoming increasingly balanced.

### Closed Sales Remain Relatively Stable

Despite higher inventory levels, buyer demand remains present.

**Benton County**

- May 2025: 676 closed sales
- May 2026: 638 closed sales
- Change: **\-5.6%**

**Washington County**

- May 2025: 398 closed sales
- May 2026: 391 closed sales
- Change: **\-1.8%**

While both counties experienced a slight decline in sales volume, the decreases remain modest and suggest buyers are still actively purchasing homes despite increased inventory.

### Home Prices Showing Stability

**Benton County**

- May 2025: $390,750
- May 2026: $389,125
- Change: **\-0.4%**

**Washington County**

- May 2025: $359,400
- May 2026: $350,000
- Change: **\-2.6%**

While prices softened slightly, Northwest Arkansas has largely avoided the significant price corrections seen in some markets across the country. Values remain near historic highs, supported by continued population growth, job creation, and long-term housing demand.

### Sellers Continue Raising Asking Prices

Current list prices per square foot continue moving upward, indicating continued seller confidence.

**Washington County**

- May 2025: $222

This indicates many sellers remain optimistic about market conditions, even as buyers gain more options.

### Negotiating Power Is Returning

The gap between asking price and closing price has increased slightly compared to last year.

- May 2026: 98.6%

**Washington County**

- May 2025: 100.0%
- May 2026: 99.8%

Although sellers are still receiving strong offers, buyers are beginning to regain some negotiating leverage. The days of nearly every home selling at thefull asking price have become less common, particularly for properties that are overpriced or lack updates.

### New Listings Declined

Fewer homeowners are listing their properties compared to last year.

- May 2026: 949
- Change: **\-14.0%**

**Washington County**

- May 2025: 565
- May 2026: 503
- Change: **\-11.0%**

Many homeowners continue to hold onto their existing low-interest-rate mortgages, contributing to reduced new listing activity.

### Inventory Continues Building

Even with fewer new listings, active inventory has expanded significantly.

- May 2026: 3,531
- Change: **+21.0%**

**Washington County**

- May 2025: 1,476
- May 2026: 1,811
- Change: **+22.7%**

Inventory growth means buyers have substantially more choices than they had a year ago. Homes that are priced correctly continue to sell, while properties that miss the mark on pricing, condition, or presentation often experience longer marketing times and reduced purchase prices.

### Expired Listings Reveal a Changing Market

Expired listings tell an important story about seller expectations.

- May 2026: 700

**Washington County**

- May 2025: 363
- May 2026: 347
- Change: **\-4.4%**

The increase in Benton County suggests some sellers may still be pricing based on the market conditions of previous years rather than today's reality. As inventory rises, strategic pricing and strong marketing become increasingly important.

The Northwest Arkansas housing market remains healthy, but it is becoming more balanced than we've seen in recent years. Buyers are benefiting from increased inventory levels, creating more choices, less pressure to make rushed decisions, and greater opportunities to negotiate on certain properties. However, desirable homes that are priced appropriately and located in sought-after areas continue to attract strong interest and can still sell quickly.

For sellers, today's market requires a more strategic approach. With inventory rising more than 20% year-over-year in both Benton and Washington counties, buyers have more alternatives than they did a year ago. Homes generating the most activity are typically those that are priced correctly from day one, show well online and in person, and have been well maintained. Overpricing is becoming increasingly costly as buyers become more selective.

As Northwest Arkansas continues to experience population growth and long-term economic expansion, housing demand remains strong. The market is no longer being driven by a shortage of homes for sale. Instead, success is increasingly determined by proper pricing, presentation, and positioning. Inventory levels and absorption rates will be key indicators to watch as we move through the remainder of 2026.
