# Northwest Arkansas Housing Market Update August 2026: Sales Slow, but the Story Depends on the County

Northwest Arkansas entered late summer with a housing market that looks increasingly different depending on which county and which price range you're watching.

August 2026 closed with fewer home sales than August 2025 in both Benton and Washington Counties. But beneath that decline, the two counties moved in different directions.

Benton County saw fewer sales, a lower median sold price, and a significant decline in million-dollar transactions. Washington County also recorded fewer total sales, but its median sold price increased nearly 10%, while activity strengthened in the $500,000 to $1 million range.

## Overall Sales Declined in Both Counties

August sales were lower year over year in both major NWA counties.

Combined, the two counties recorded 851 sales in August 2026, compared with 935 in August 2025, an approximately **9% decline**.

That's meaningful, particularly as inventory across Northwest Arkansas has been climbing. More homes available for sale, combined with fewer closings, means buyers generally have more choices than they did when inventory was considerably tighter. But fewer sales didn't translate into falling prices everywhere.

## Benton County Median Price Fell 7.7%

Benton County's median sold price moved from **$393,337 in August 2025 to $363,000 in August 2026**, a decline of approximately **7.7%**.

Washington County went in the opposite direction. Its median sold price increased from **$363,455 to $398,450**, a gain of approximately **9.6%**. 

However, the median price doesn't necessarily mean individual homes lost or gained that exact amount in value. Median prices can move because the **mix of homes selling changes**. The August price-range data provides important context.

## Benton County's Higher-End Sales Slowed

The biggest shift in Benton County occurred toward the upper end of the market. Sales between **$750,000 and $1 million** declined from 33 to 29, down **12.1%**. Sales above **$1 million** dropped from 42 to 29, a **31.0% year-over-year decline**.

At the same time:

**Under $300K:** 130 → 131 (**+0.8%**)  
**$300K–$500K:** 260 → 234 (**\-10.0%**)  
**$500K–$750K:** 97 → 94 (**\-3.1%**)

The number of sales below $300,000 was essentially unchanged, while the largest percentage decline occurred in the $1 million-plus segment. That change in the mix of transactions likely contributed to Benton County's lower overall median sold price. It also shows why a countywide median shouldn't automatically be interpreted as every home's value moving by the same percentage.

## Washington County's Middle and Upper-Middle Market Strengthened

Washington County tells almost the reverse story. Total sales declined 10.5%, but transactions between **$500,000 and $750,000 increased 26.4%**, from 53 sales to 67\. Sales between **$750,000 and $1 million increased 21.4%**, from 14 to 17.

Meanwhile:

**Under $300K:** 106 → 78 (**\-26.4%**)  
**$300K–$500K:** 180 → 156 (**\-13.3%**)  
**$500K–$750K:** 53 → 67 (**+26.4%**)  
**$1M+:** 20 → 16 (**\-20.0%**)

Washington County didn't simply become a market with higher home prices in August. **A larger share of the homes that sold came from higher price brackets**, while transactions below $500,000 declined. That helps explain why the county's median sale price increased by nearly 10% even as the total number of sales fell.

## Price Per Square Foot Was Relatively Stable

Despite the large difference in median price movement, the median sold price per square foot changed very little. In Benton County, median sold price per square foot moved from approximately **$213 to $211**, a decline of just **0.6%**.

Washington County increased from approximately **$210 to $213 per square foot**, a **1.4% increase**. This is one of the more useful numbers in the August report.

Median prices moved substantially, particularly between the two counties, while price per square foot remained relatively stable.

That reinforces the possibility that **the types and price points of homes sold played a major role in changes in median price.**

## Days on Market Moved in Opposite Directions

Another major divergence appeared in the number of days on the market.

Benton County's median days on market increased from **19 to 29**, a **52.6% increase**. Washington County moved from **22 days to 18 days**, a **15.9% decline**. That doesn't mean every Washington County home is selling faster or every Benton County property is sitting longer. This information is based solely on the closed transaction, not on the currently active properties. It indicates that properties that successfully closed in August experienced very different market conditions across the two counties.

For sellers, this makes accurate pricing increasingly important. A property isn't competing against "the Northwest Arkansas market." It's competing against the homes available in its **location, price range, condition, and property type**.

## Nearly $404 Million in August Sales Volume

Benton County generated approximately **$244 million** in residential sales volume in August, down about **11%** from $274 million the previous year.

Washington County recorded approximately **$160 million**, compared with $164 million in August 2025, a decline of roughly **3%**.

Together, that represents approximately **$404 million in residential real estate sold during August 2026** across the two counties included in this analysis. Even during a month when transaction counts declined, Northwest Arkansas continued to generate substantial housing activity.

## What the August Numbers Really Show

The August data doesn't support a simple conclusion that the Northwest Arkansas market is either strengthening or weakening.

It's becoming **more segmented**. Benton County experienced fewer transactions, a lower median sale price, a longer median time on the market, and considerably fewer million-dollar sales.

Washington County also had fewer transactions, but its median price increased, homes that sold moved faster on a median basis, and the $500,000-to-$1 million segments posted significant gains.

And across both counties, price per square foot remained remarkably stable. That's why looking at one headline statistic can be misleading. For buyers and sellers, the more important question isn't: **"How is the Northwest Arkansas market?"** It's: **"What's happening in my part of the Northwest Arkansas market?"**

Location matters. Price range matters. Inventory matters. Increasingly, Benton and Washington Counties shouldn't automatically be treated as though they're moving in exactly the same direction.

## Leadership Tip: Be Clear, Not Just Present

There’s a difference between keeping someone engaged and actually investing in them.

In leadership, it’s easy to give people small pieces of attention, encouragement, opportunity, or information without ever giving them enough clarity to understand where they truly stand. You might mention a future opportunity but never follow through, offer praise without providing a path for growth, or periodically check in while avoiding the conversation that actually needs to happen.

Over time, that inconsistency creates uncertainty. People begin spending more energy trying to interpret your actions than focusing on the work in front of them. They wonder whether an opportunity is real, whether expectations have changed, or whether they should continue investing their time and effort in something that may never move forward.

Good leaders don’t keep people engaged through uncertainty. They build engagement through trust.

That means being willing to communicate even when the message isn’t necessarily what someone wants to hear. If an opportunity isn’t available, say so. If someone needs to grow before taking the next step, tell them where that growth needs to happen. If circumstances have changed, explain what changed instead of slowly withdrawing your attention and hoping they figure it out.

Clarity gives people something incredibly valuable: the ability to make informed decisions for themselves.

The same principle applies outside of leadership. Whether it’s business, friendships, partnerships, or personal relationships, giving someone just enough attention to keep them invested while avoiding real clarity eventually erodes trust.

You don’t have to promise people everything. You don’t have to have every answer. But you should be willing to be clear about what you can offer, what you can’t, and where things actually stand.

**Consistency builds trust, but clarity shows respect. Strong leadership requires both.**
