While prices are trending upward in both Washington and Benton counties, sales have cooled slightly, offering buyers opportunities while rewarding sellers who price and prepare effectively. **Washington County: Price Gains Amid Longer Selling Times** ![](https://storage.ghost.io/c/71/7e/717eecc6-785c-4e79-946a-02d9c57165e9/content/images/2025/05/1-1.png) Home values in Washington County continue to climb, with a $21,000 increase in median sale price over the past year. However, the rise in days on market from 56 to 69 days suggests buyers are being more deliberate, perhaps due to rising interest rates, affordability constraints, or simply more options. Inventory has increased year-over-year, though slightly in new listings. This shows more sellers are entering the market, but not at a pace that significantly outpaces demand. Meanwhile, a slight dip in closings (from 345 to 335) reflects real estate’s seasonal flow and buyers’ more thoughtful pace. The market is balancing. Sellers are still benefiting from appreciation but may need to adjust expectations for speed. New listings surged by 32.7% year-over-year, while closings also rose, indicating that buyer demand is holding up even with more competition. The rise in days on market and months of inventory signals a gradual shift toward a more balanced market, but don’t mistake this for a market slowdown. Median prices still increased by over $22,000, and the cost per square foot is at a record high of $238\.
